The biggest factor that affect the amount of the estimate is the physical size of your roof.

As an example, if your roof is 2,800 sq feet, your quote will be for 28 squares of foam. The cost of one square of foam roofing, however, can vary from roofing company to roofing company.

The cost of a spray polyurethane foam roof can be between $250 to $300 per square for the first 1” of foam. Which means that if if you have a property that has a roof with 2,800 sq ft, a new foam roof quote will probably be between $7,000 to $8,400.

By features, we mean how many things your roof has like chimneys, skylights, vent fans, etc. Since they have to be worked around, the more features your roof has, the higher your estimate will probably be.

Your roofer may also need to perform repairs of flashing around the chimneys, skylights and vents. This can also add to the cost.

When you get competing roofing estimates, many times there will be a wide disparity between them. One can be much less than the other, or maybe all the others. You would think that if you received a lower offer that it would be a good thing because you’ll save a lot of money, but, you need to know the reasons that each estimate was written the way it was.

That one estimate may be lower because that company isn’t offering you the same quality of service and materials as the higher estimating companies are. There are several things that could affect the quality of the installation:

  • Whether the roofing company you hire are licensed, bonded or insured. No matter how much money it might save, never hire a contractor that isn’t properly licensed and insured.
  • Whether you get a warranty for labor and not just material.
  • Whether the roofing contractor is disposing of the old roofing materials properly.

As you can see, all factors considered, the cheapest quote may not always be the best one to accept.
